We include 4 beach tags (needed for anyone over 12). One bedroom has a queen bed. The second bedroom has 2 singles. There is also a queen sleeper sofa in the living room. Please note as per the listing, this unit is for a total of at most 6 people.
A brand new kitchen includes a washer and dryer unit. The living and dining space includes a new SMART TV. The enclosed front porch provides additional space for dining, playing games, or just hanging out. There is also a covered seating area in front of the unit and a side yard with grill for your use. Parking is free on the street, and there is a free parking lot 2 blocks back by the skateboard park. NO CLEANING FEE. There is a separate fully refundable $250 security deposit. As is standard in Ocean City rentals due to the short window of turnovers for cleaning companies please bring your own sheets, towels, toiletries, and soaps.
No pets, parties, or smoking allowed. This voids your lease. If you are a smoker please do not book as any smoke smell inside the property after your stay will result in a $250 charge for the additional cleaning. If you are booking you must be staying there. You must be 27 to book cannot book on behalf of someone else for example booking for your children who do not meet the requirements. We reserve the right to ask for proof of ID at the time of booking and when in residence. Max 6 people are allowed to stay in the unit and any more than that violates the lease with no refund.
The other units in the building are permanent residences, and we, the owners, reside on the property.

Nice 2 bedroom apartment which was updated this past year to modern appliances and TV. Perfect for just the 2 of us for the week at the shore. Nice landlords who are very accommodating for all our needs.

Our family of 5 stayed in this comfortable, newly renovated beach home and loved it. We were able to walk into town, to the beach, and the boardwalk multiple times a day.
The kitchen had everything we needed for cooking daily family dinners. Everything was clean and comfortable. Check in and out was easy, with no hiccups.
The owner was very helpful, professional, friendly, and overall great to deal with.
Would recommend this house to anyone looking for a nice beach getaway!

The owner is a terrible communicator and so rude. If you have any questions, don't expect them to be answered without heavy passive aggression. Absolutely no hospitality skills whatsoever. The place itself is nice enough but I would never rent from Lane again based on how he treated us. We rent in OCNJ every year, are very respectful tenants, and have never been treated like such an inconvenience. We will be taking our money elsewhere.

This is an interesting review. Caitlin was the first booking we made for a newly renovated apartment, we were so excited! To my knowledge we had no communication issues prior to her occupancy. This summer she was 8th tenant chronologically. For most of the week there were three adults and 2 children; I did not interact with them, but when we realized there was a third adult my wife did speak with them an offer extra blankets. If Caitlin had questions or concerns she did not voice them, and we were present the entire week. But no we did not actively engage them on an ongoing basis as in my experience most vacation renters do not want to have their landlords interacting with them, but I don’t think that is the source of Caitlin complaint.
We hope we offer an affordable vacation rental without any unnecessary fees especially as we clean and prep the apartment ourselves. Our lease states "Tenant agrees to peacefully return this property to the Landlord with the property clean and in a condition suitable for the next occupancy". We expect to clean. The apartment is roughly 860 square feet, and my wife and I can thoroughly clean the apartment, in 45 minutes at the most. We dust, vacuum, change the quilt/comforter sets, thoroughly clean bathroom, frig, stove, microwave etc. We don't, however, expect to have to clean up. Food on the floor in living/dining area, kitchen floor, food on the stove top, food in the sink, under the dresser in primary bedroom, in the sofa bed (we had to move the sofa bed to clean under it), and toys left under the furniture in the living room, bath toy still in the tub. They left with one of the shams to our comforter set which luckily, after we called them after we got done cleaning at 12:25, they were able to return as they were still on the island. It took two of us 2 hours and 15 minutes to clean the apartment. Full disclosure: the prior week had been rented out by a realtor who had placed a couple with 4 small boys, and as it wasn’t our lease, those tenants were unaware of our expectations, so we had thoroughly cleaned the previous week, so this mess was all Caitlin and her family. We also leave cleaning supplies under the kitchen sink and bathroom sink and a vacuum in the closet.
Our lease states we return security deposit within 30 days of checkout. Typically I send it out within 10 days. In less than a week after checkout, Caitlin reached out questioning when her security deposit would be returned. I was trying to determine if it was really a question of when they would get their security deposit back or whether they would get there security deposit back because of the condition in which they left the apartment. I forwarded her the lease so she would be aware of the time frame and then when I sent her the full security deposit back, and I included a copy of the lease highlighting "Tenant agrees to peacefully return this property to the Landlord with the property clean and in a condition suitable for the next occupancy". Perhaps that was passive aggressive; frankly, if she had rented through VRBO or Airbnb I would have been able to give the appropriate review of the renter. It could be that they are young and maybe a little entitled, or perhaps this is how they live. I thought highlighting the lease may make them aware of what is expected of them when they rent from others in the future. We would not have rented to them again.
Lane was very helpful with his timely responses to our many pre-rental questions regarding his 428 Ocean Avenue apartment. The many rental photos accurately show the rooms and their cleanliness. It was perfect for our family of 5 for the week in a quiet part of Ocean City. Would recommend this rental to anyone as it was reasonably priced and furnished with what you would expect and need in a rental for the week.

Great location just blocks from the beach and boardwalk. Cozy, well-appointed downstairs apartment. Ample parking, within walking distance to shopping and restaurants. Updated appliances and furnishings. Perfect for couples, a girls week or small families. Owners very hospitable, available and responsive to questions!
